A four storey motel containing 63 rooms and basement carparking for 23 vehicles.

Building structure: The structural design takes advantage of the repetitive floor plans by incorporating load bearing walls utilising the AFS system. The walls also act as deep beams transferring the weight of the superstructure back to the carpark column grid thus avoiding deep transfer beams in the ground floor structure. Floors are conventional in-situ reinforced concrete. Footings will be either piles or pads bearing on rock and the perimeter of the basement will be supported by either contiguous bored concrete piles or soldier piles with sprayed concrete infill panels.
